Waigaoqiao's vertical industrial hub sets new green standard

The Waigaoqiao XINeocity plot H1 project has officially been completed and delivered, marking the full operational launch of this benchmark initiative that integrates the "industrial upward expansion" model with green smart technologies.

As a key practice by Waigaoqiao to promote intensive land use and cultivate new quality productive forces, the project will provide a new paradigm for the green and intelligent upgrading of advanced manufacturing.

The "industrial upward expansion" model typically refers to a new industrial spatial approach where production occurs in mid-to-high-rise buildings. By vertically developing spaces like "ground floors," "upper floors," and "basements," it enhances urban land resource utilization.

According to the Waigaoqiao Group, the XINeocity H1 project adopts a vertical layout, upgrading traditional flat factories into a three-dimensional complex comprising a four-story production building and a five-story auxiliary management building.

With a plot ratio of 2.0, the total floor area reaches nearly 27,000 square meters. The spatial design features an elevated ground floor forming an eco-plaza, with production workshops, R&D labs, and storage platforms distributed across different levels. Terraces serve as open innovation and collaboration spaces for enterprises.

From the planning stage, the H1 project aligned with international green building standards, prioritizing environmental and sustainability considerations. It utilizes low-carbon-footprint green materials and optimizes energy efficiency and resource utilization. Through photovoltaic roofing, waste heat recovery systems, and a smart energy management platform, the project achieves a 30 percent reduction in overall energy consumption and a 25 percent cut in carbon emissions.

Additionally, the green coverage rate stands at 15 percent, incorporating sponge city technologies like rooftop greenery and rainwater harvesting to form a microclimate regulation system. Equipped with Internet of Things monitoring terminals, it enables real-time equipment optimization and full lifecycle low-carbon management. The project has already earned LEED NC Gold certification.

Located adjacent to China’s first Sam’s Club flagship store and the Sunland Lake greenbelt, the Waigaoqiao Group has also developed supporting talent apartments, commercial services, and innovation incubator spaces, creating a 15-minute comfortable living circle for industrial professionals.

Currently, five high-tech companies specializing in smart equipment, eco-friendly materials, and other cutting-edge fields have signed leases to move in.
